Once we've answered these questions, we're ready to begin your property search with a clear plan and realistic expectations.

Before we start looking at properties, I like to ask a few questions. There aren't any right or wrong answers. The more I understand what you're really trying to accomplish, the better I can focus your search and help you avoid wasting time on properties that aren't the right fit.
Before we begin your property search, these are some of the things we'll talk about. Sometimes the order changes depending on your situation, but these questions help me understand your goals and build a search that's focused on what's most important to you.
Most people already know if they're looking for a home or land. The harder part is narrowing down everything else. If you'd like a little help sorting through your options, give me a call. We can talk through what's important to you and build a plan before you ever start looking at properties.
Timing matters. If we start looking too early, today's listings may be gone by the time you're ready to buy. We can all agree we wouldn't want to make someone gather the family, load the dog in the car, and disappear for an hour if there isn't a realistic chance of a sale. I'd rather start your search when the timing is right and every showing has the potential to be the one.
Before we begin scheduling showings, I'll need to know if you've been working with another agent or have signed a Buyer's Brokerage Agreement with another brokerage. I want to make sure I have the right to represent you before we spend time looking at properties together.
If you already have an agreement in place, there may be legal or ethical obligations we need to discuss first. If you're not sure, don't worry. We'll figure it out together before moving forward.
This is one of the first questions I ask. It helps avoid misunderstandings and ensures we're respecting any existing agreements before we begin working together.
If selling your current home is part of your plan, we'll talk about how that affects your timing, financing, and buying strategy so we can put together the best game plan.
If you'll be financing your purchase, I'll need to know whether you've been pre-approved. If not, don't worry. We can usually get a pre-approval fairly quickly, and then we'll be ready to start looking at properties.
If you're paying cash, I may ask for proof of funds instead. Most sellers want to know buyers have either a pre-approval letter or proof of funds before they take the time to prepare their home for a showing.
We can all agree we wouldn't want to clean the house, gather the family, load the dog in the car, and leave for a showing if there wasn't a realistic chance of a sale. The more prepared we are before we begin looking, the smoother the process usually is for everyone.
