Questions Before Buying Land
You don't need to have everything figured out before you start. A few good questions can help us understand what you're looking for and what the land needs to work for you.
What Do You Want the Land to Do for You?
We'll start with how you plan to use the property. Are you looking for a homesite, land to hold for the future, a mountain getaway, an investment, recreational property, or simply more room and privacy?
From there, we'll talk about what matters most to you, such as acreage, views, water, terrain, road access, community restrictions, amenities, or proximity to town. Knowing your priorities helps us focus on land that has a realistic chance of working for you.
When Do You Plan to Buy or Build?
Buying the land and building on it don't necessarily have to happen at the same time. You may want to buy now and build years from now, or you may already have a builder or house plan and be ready to get started.
If building is part of the plan, knowing that early can help us evaluate potential properties with your future home in mind.
Where Would You Like to Be?
North Georgia is bigger than it looks on a map, especially once mountain roads get involved. We'll talk about the areas you're considering and what's important to you, whether that's being close to Jasper or Ellijay, having more privacy, finding mountain views, or being in a particular type of community.
How Will You Pay for the Land?
If you're paying cash, I'll eventually need proof of funds. If you're financing, land loans can work differently from traditional home mortgages, so it's important to understand your options and establish a realistic budget before we get too far into the search.
Do You Need to Sell Something First?
If you need to sell a home or another property before buying land, let me know from the beginning. It may affect your timing, financing, available funds, and how we put your buying plan together.
Are You Already Working With an Agent?
If you've signed an agreement with another real estate agent or brokerage, let me know before we get started. Existing agreements may affect how we move forward, and it's much easier to sort that out at the beginning.
