Finding the Right Land


A piece of land can look great at first glance, but the right property needs to work for what you want to do with it. This is where we start figuring that out.

Search & Narrow the Choices

Save the properties that catch your attention and tell me what you like about them. Maybe it's the acreage, view, creek, location, privacy, community, or simply something in the photos that stood out.

Before we head out, I'll help narrow the list using the information we have available, such as maps, plats, aerial imagery, restrictions, terrain, road access, and community information.

Seeing the Land in Person

Land can look very different from the road or on a map. Whenever conditions allow, we'll get out and walk into the property so you can get a better feel for the terrain, access, privacy, surroundings, and how the land actually lays.

What We Know & What We Still Need to Know

A showing can tell us a lot, but it can't answer every question. Exact boundaries, soil suitability, septic approval, legal access, engineering, and whether a particular home will work on the property may require additional research.

At this stage, we're deciding whether the land deserves a closer look. The technical questions come later during due diligence.

Comparing Properties

After you've seen several wooded lots, the details can start blending together. I like to keep it simple by finding the property to beat.

At each new property, ask yourself which one you'd choose if you had to decide right then. Whichever one wins becomes the new property to beat.

It keeps you from trying to compare every parcel at once and helps prevent them all from turning into "that one with the trees."

When One Starts Rising to the Top

When one property keeps beating the others, we'll look at what we know, what we still need to find out, and whether you're ready to consider an offer.

If it doesn't feel right, we keep looking. The goal isn't simply to buy land. It's to find land that works for what you want to do.
