This is where all the planning starts coming together. Finding the right home isn't about seeing everything on the market. It's about recognizing the one that works for you.
Search & Narrow the Choices
As you're browsing, save the homes that catch your attention and tell me what you like about them. Your choices help me see what you're responding to and refine the search around what actually matters to you.
Before we start scheduling showings, we'll narrow the list to the homes that have a realistic chance of working. Sometimes the listing gives us enough information to eliminate one, and sometimes a little additional research can save us a trip.
Planning Your Showing Day
Once we have a good list, I'll coordinate the appointments, review the listing information, account for gate or access instructions, and plan a route that makes sense.
Mountain roads and travel times can make showing days interesting, so a little planning ahead helps us spend more time looking at homes and less time driving back and forth across North Georgia.
Looking at the Home
Try to look beyond decorating choices and things that are fairly easy to change. Pay more attention to the location, lot, floor plan, overall layout, condition, and how the home actually works for you.
And assume someone may be listening. Security cameras and smart doorbells are common, so we'll save our opinions and negotiating thoughts until we're outside.
Comparing Homes
After several showings, the details can start blending together. I like to keep it simple by finding the home to beat.
At each new home, ask yourself which one you'd choose if you had to decide right then. Whichever one wins becomes the new home to beat.
Instead of comparing six or eight homes in your head at once, you're only comparing the home you're standing in to your current favorite.
When One Starts Rising to the Top
If one home keeps beating the others, we'll slow down and look at what you like about it, what questions you still have, and whether you're ready to consider making an offer.
If it doesn't feel like home, it isn't. We keep looking.
