You’ve found the right home. Now we’ll put the offer together and make sure you understand what happens between signing the contract and getting the keys.
Making the Offer
An offer is more than the purchase price. We'll also look at timing, earnest money, due diligence, financing, contingencies, concessions, and any other terms that matter to you.
I'll help you look at the offer as a whole, decide where you may have room to negotiate, and make sure you understand what you're signing before it goes to the seller.
Once You're Under Contract
Once the offer is accepted, the Purchase and Sale Agreement becomes our roadmap. Contract deadlines start moving, and we'll keep an eye on the important dates and make sure the right things are getting scheduled and completed on time.
Due Diligence & Inspections
Your due diligence period gives you time to take a closer look at the home and decide whether you want to move forward. This is typically when inspections are completed and questions about the property are researched.
What we learn may lead to additional questions, negotiations, or decisions before the due diligence period ends. The important thing is understanding your options and keeping track of the deadlines in your contract.

Getting Ready to Close
As we get closer to closing, your lender and the closing attorney will be finishing their work, and we'll make sure any remaining details are handled.
This is also the time to review your preliminary settlement statement, arrange utilities and moving details, and complete the final walk-through before closing.
One important warning: wire fraud is real. Never send money based on an unexpected email, text, or phone call telling you wiring instructions have changed. If anything seems unusual, contact the closing attorney directly using information you already know is legitimate.
Closing Day
By closing day, most of the hard work is behind you. The closing attorney will go through the documents, explain what you're signing, and give you time to ask questions.
Once the documents are signed and the transaction is completed, ownership transfers and the keys are yours.
