Selling a home starts before it goes on the market. A few important conversations and decisions upfront can help us put together the right plan for your home and your goals.

What Are Your Plans?

We'll start with why you're thinking about selling and what you hope to accomplish. Your timing, whether you're buying another home, when you need to move, and any other circumstances surrounding the sale can all affect how we approach it.

You don't need to have everything figured out before we talk. Understanding your situation gives us a place to start.

Tell Me About Your Home

I'll want to learn about the home itself, including improvements you've made, features that may not be obvious, HOA information, utilities, warranties, and anything else you think I should know.

I'll also want to know about any issues with the property and repairs or improvements that have been completed. The more I know, the better prepared I'll be when I see the home in person.

What Is Your Home Worth?

Once I've seen your home, I'll prepare a Comparative Market Analysis and we'll look at comparable sales, current competition, market conditions, and the features and condition of your property.

From there, we'll talk about pricing strategy and how to position your home for the market you're actually selling in.

Does Anything Need to Be Done Before You Sell?

Not every home needs updating or major improvements before going on the market. Sometimes a few simple changes can make a meaningful difference, while other projects may not be worth the time or expense.

We'll walk through the home and talk about what makes sense to address before photography and what may be better left alone.

Choosing How You'll Sell

There are different ways to sell a home, and brokerages can vary considerably in the services, marketing, experience, support, and compensation they offer.

Before you make a decision, understand what's included, what may cost extra, and what kind of representation and marketing you can expect. We'll also review the listing agreement and discuss brokerage and buyer compensation so you understand your options before signing anything.

Getting Ready to Go on the Market

Once we've decided to move forward, we'll choose a timeline for preparing the home, completing your listing information and disclosures, scheduling professional photography, and getting everything ready for buyers.

Your home doesn't have to go on the market the day you sign the listing agreement. I'd rather give us enough time to get it ready and make a strong first impression when it goes live.
