A Few Things Before You Go

Most land sales wrap up pretty cleanly at closing, but there are still a few things worth keeping in mind afterward. These last reminders can help make sure nothing connected to the property gets overlooked.

Watch for the Property Tax Bill

Selling your land doesn't necessarily mean you'll stop receiving mail related to it immediately. If a property tax bill arrives after closing, don't assume you can throw it away.

Forward it to the new owner or contact me or the closing attorney so we can help get it where it belongs. The county's records and mailing cycle may take a little time to catch up with the sale.

HOA & Community Matters

If the property is in an HOA or gated community, make sure any accounts, automatic payments, gate access, or other arrangements connected to the property have been taken care of.

The closing attorney will handle the ownership transfer, but there may be little practical things you've handled personally over the years that aren't obvious from the closing paperwork.

Keep Your Closing Records

Hang on to your closing documents and final settlement statement. You may need them later for your records, taxes, or questions about the sale.

If you're unsure how the sale affects your taxes, that's one for your tax professional. I'll happily sell the dirt; I know better than to moonlight as your CPA.

Selling land can mean a lot of different things. Maybe it was an investment, property you once planned to build on, land you've owned for years, or simply something you were ready to let go.
